Everything you need as a Blueoaks resident — pay rent, request repairs, and find answers fast.

Current residents: please submit maintenance requests through the Tenant Portal whenever possible. Requests submitted from the portal are automatically linked to your unit and processed faster. The public form below is a fallback if you can’t access your portal.

Rent Payment Instructions

  • Rent is due on the 1st of each month. Log in to the Tenant Portal and choose Make a Payment.
  • Pay by debit/credit card or bank account (ACH). Payments post to your balance automatically.
  • Prefer not to think about it? Turn on Auto-Pay in the portal — we’ll charge your balance each month so you never miss a due date.
  • You can also prepay an upcoming month early from the same screen.

Move-In Guide

  • Set up your Tenant Portal login (you’ll receive an invite by email) and review your signed lease there.
  • Confirm utilities are transferred into your name by your move-in date, if your lease requires it.
  • Document the unit’s condition with photos during your first days and keep them for your records.
  • Submit any move-in repair items through Submit a Maintenance Request.

Emergency Procedures

For life-threatening emergencies or fire, call 911 first.

  • Maintenance emergencies (active water leak, no heat in winter, gas smell, electrical hazard, no power): call us at 518-275-8363 right away, then submit a request marked Emergency so it’s documented.
  • Gas smell: leave the unit immediately and call your gas utility and 911 before calling us.
  • For non-urgent repairs, submit a request through the portal and we’ll schedule it during normal hours.
