By using this site you agree to these terms. You agree not to misuse the site, attempt to access accounts or data that are not yours, or interfere with its operation.
Portal Accounts
Tenant and Owner Portal access is provided to authorized users only. You are responsible for keeping your login credentials confidential and for activity under your account. Portal information — including balances, payment records, maintenance status, and documents — is provided for convenience and may not reflect real-time activity; the official records of Blueoaks Management Group LLC govern in the event of any discrepancy. Notify us immediately of any suspected unauthorized access.
Maintenance Requests
Submitting a maintenance request through this website does not guarantee immediate service. Requests are reviewed and prioritized during business hours (Monday–Friday, 9:00 AM–5:00 PM). FOR EMERGENCIES INVOLVING FIRE, GAS ODOR, CARBON MONOXIDE, OR IMMEDIATE DANGER TO LIFE, CALL 911 FIRST. For urgent property emergencies such as major flooding or total loss of heat in winter, call our hotline at 518-275-8363 in addition to submitting a request.
Rental Applications
Submitting a rental application does not create a tenancy, reserve a unit, or guarantee approval. Applications are evaluated in compliance with all applicable fair housing laws. By submitting an application you represent that the information provided is accurate and complete; false information may be grounds for denial or, if discovered later, termination of tenancy as permitted by law.
Online Payments
Where online rent payment is offered, payments are processed by a third-party payment processor subject to its own terms. A payment is not complete until funds settle. Returned or failed payments may incur fees as provided in your lease.
No Warranty; Limitation of Liability
Information on this website is provided "as is" without warranties of any kind. While we strive for accuracy, we do not guarantee that all content is current, complete, or error-free. To the fullest extent permitted by law, Blueoaks Management Group LLC is not liable for damages arising from use of this website. Nothing in these terms limits rights you have under your lease or applicable law.

Governing Law
These terms are governed by the laws of the State of New York. Any disputes shall be resolved in the courts of Rensselaer County, New York.
